Focal Point Smart Irrigation

Please review the following service terms before scheduling your sprinkler winterization service. Sprinkler winterization, commonly called a “blowout,” is an important preventative service designed to substantially remove water from irrigation components and reduce the risk of freeze damage.

Service Authorization

By scheduling service, the customer confirms that they are the property owner or have authorization to request irrigation service at the property.

The customer authorizes Focal Point Smart Irrigation to access the irrigation system and perform the scheduled winterization service, including reasonable operation of irrigation controllers, valves, backflow components, and other accessible irrigation components necessary to perform the service. 

If the customer will not be present, the customer authorizes Focal Point Smart Irrigation to access exterior portions of the property reasonably necessary to complete the scheduled service. 

What Our Winterization Service Includes

Depending on the design and configuration of the irrigation system, winterization may include:

  • Inspection of accessible irrigation shutoff and winterization connection points.
  • Connection of appropriate compressed-air equipment.
  • Operation and winterization of accessible irrigation zones.
  • Removal of water from irrigation lines using compressed air.
  • Appropriate positioning or operation of accessible irrigation valves and components as applicable.
  • Visual observation of the system during winterization.
  • Documentation of visible or apparent irrigation issues discovered during service.

The exact winterization procedure may vary based on system design, accessibility, equipment, and existing site conditions. 

Important Winterization Acknowledgment

WINTERIZATION REDUCES THE RISK OF FREEZE DAMAGE — IT CANNOT GUARANTEE AGAINST FREEZE DAMAGE.

Sprinkler winterization is intended to substantially remove water from the irrigation system and reduce the possibility of freeze-related damage. Because irrigation systems contain underground piping, valves, low points, check valves, fittings, backflow components, drip components, and other concealed equipment, complete removal of every amount of water from every component cannot be guaranteed. Focal Point Smart Irrigation therefore does not guarantee that freeze damage will never occur following winterization.

Pre-Existing & Hidden Conditions

Irrigation systems contain underground and concealed components that cannot reasonably be inspected during a standard winterization service. The winterization process may expose previously existing problems including cracked or damaged components, deteriorated valves or fittings, previous freeze damage, leaking components, improper installation, weak or aging piping, defective sprinkler heads or valves, damaged backflow components, or previous improper repairs.

Focal Point Smart Irrigation is not responsible for component failure resulting from pre-existing damage, deterioration, improper installation, concealed conditions, previous freeze damage, or other conditions not caused by Focal Point’s workmanship.

Compressed-Air Acknowledgment

The customer understands that compressed air is used as part of the irrigation winterization process. Although Focal Point Smart Irrigation uses professional winterization procedures intended to protect irrigation components, compressed air may expose previously weakened, damaged, deteriorated, or improperly installed components.

A component failure occurring during winterization does not by itself establish that the winterization process caused the underlying defect. Nothing in these terms is intended to exclude responsibility that cannot legally be excluded under applicable law.

Customer Responsibilities

Before service, the customer is responsible for providing safe access, unlocking gates or providing access instructions, providing access to controllers/backflow/shutoff components, securing pets, and informing Focal Point of known problems, unusual configurations, or specialized equipment.

Customers should disclose systems containing wells, pumps, booster pumps, lake pumps, filters, fertigation/injection equipment, master valves, unusual backflow assemblies, or other specialized irrigation equipment.

If required components cannot be safely located or accessed, Focal Point may be unable to complete all or part of the service. Additional locating, excavation, repairs, labor, or return visits are not included in the standard winterization price. 

After Your System Has Been Winterized

DO NOT TURN YOUR IRRIGATION WATER BACK ON AFTER WINTERIZATION.

If the irrigation water supply is restored or the system is operated after Focal Point Smart Irrigation has completed winterization, the system must be properly winterized again before freezing temperatures occur. Focal Point Smart Irrigation is not responsible for freeze damage resulting from water being restored to the irrigation system after our winterization service has been completed.

Freezing Weather Before Service

Scheduling an appointment does not mean the irrigation system has already been protected from freezing. The irrigation system remains the customer’s responsibility until the winterization service has been completed.

Focal Point Smart Irrigation is not responsible for freeze damage occurring before the scheduled winterization service is completed. Customers scheduling after freezing temperatures have already occurred acknowledge that system damage may already exist before Focal Point arrives.

Scheduling & 3-Day Notice

Winterization services are scheduled based on geographic service routes, seasonal demand, weather conditions, and equipment availability.

Customers will generally receive approximately three (3) days’ notice before their scheduled service date.

Service dates may occasionally change because of weather, freezing conditions, equipment issues, route adjustments, emergencies, or other circumstances affecting winterization operations. Customers do not necessarily need to be home if Focal Point has safe access to all required exterior irrigation components. 

Access & Return Visits

If Focal Point Smart Irrigation arrives but cannot perform the service because of locked gates, unsecured animals, inaccessible equipment, unavailable irrigation components, or other access conditions within the customer’s control, an additional trip or return-service charge may apply. 

Repairs & Additional Work

Sprinkler winterization does not include irrigation repairs unless specifically stated in the customer’s service order. If damaged, defective, or questionable irrigation components are discovered, Focal Point may document the condition and recommend repairs. Additional repairs or services require separate customer authorization and may result in additional charges.

Service Documentation

Focal Point Smart Irrigation may photograph irrigation equipment, damaged components, controller conditions, backflow assemblies, valves, or other relevant portions of the irrigation system for service documentation. These photographs may become part of the customer’s service record. Service documentation does not automatically grant permission for photographs of private property to be used for advertising or promotional purposes.

Service Area & Travel Charges

Advertised or published winterization pricing applies within Focal Point Smart Irrigation’s standard service area and according to the conditions of the advertised service. Properties outside the standard service area may be subject to additional travel, mileage, or trip charges. Applicable additional charges should be disclosed before service whenever reasonably practicable.

Payment

The customer agrees to pay the price accepted during booking plus any separately authorized additional services, applicable taxes, travel charges, or other disclosed charges. Additional repairs or services outside the scheduled winterization service require customer authorization.

Risk Acknowledgment & Limitation of Liability

The customer acknowledges the inherent limitations associated with winterizing underground irrigation systems. To the fullest extent permitted by applicable law, Focal Point Smart Irrigation is not responsible for damage resulting from pre-existing defects or damage; concealed underground conditions; improper installation or previous repairs; deteriorated or weakened components; previous freeze damage; water remaining because of system design, low points, check valves or inaccessible piping; undisclosed specialized components; actions of the customer or another party after winterization; restoration of irrigation water after winterization; freezing before Focal Point completes service; or circumstances outside Focal Point Smart Irrigation’s reasonable control.

Nothing in these terms is intended to exclude responsibility that cannot legally be excluded under applicable law.
